Buying Procedure

  1. Property search – You can search our database of 20,000+ properties or send us a full list of your requirements.
  2. Viewings – We are able to organize viewing trips for clients to visit selected properties and experience the surrounding areas. We can also assist in arranging accommodation and visa applications for you.
  3. Preliminary contract and deposit – To remove a property from the market and reserve it, the buyer must first sign the preliminary contract and pay the deposit. At the same time, if a mortgage is required, the buyer should proceed with mortgage arrangements and prepare all necessary documents for the transaction (this usually takes 2 weeks to 2 months). Our lawyers will perform the due diligence and prepare all the necessary documentation.
  4. Non-resident tax identification number – NIE. To purchase a property in Spain it is necessary to open a Spanish bank account, and for that you will require a N.I.E.
  5. Spanish bank account Buyers will need to open a personal bank account in Spain which will be used for the charging and payment of all associated property purchase costs.
  6. The Escritura.  The Title Deed (‘Escritura’) is signed in the presence of both the Notary and the Seller(s) (or their representative) and all required taxes and fees must be paid at this point. From that moment you become the new owner of the  property and can obtain a multiple Schengen visa. Furthermore, if the purchase value is above €500,000, buyers can also benefit from a residence permit for investors known as a 'Golden Visa'.
  7. Registration of the Title Deed in the Register. The registered contract is sent to you (or to the bank in the case of mortgage) 2-3 months following the signing.
