The way we work

1. First of all the Property Listing Agreement has to be signed between the property Owner and COSTASOL PROPERTIES. We will require property information and photos, copies of your passport, DNI/NIE, Nota Simple, Title deed (Escritura Publica), and copies of the last IBI, Basura and Comunidad payments. In accordance with Spanish law to sell your property it is necessary to obtain an Energy Certificate (Certificado Energetico), which can be requested for you by our lawyers.

2. If required, a professional photo shoot (interior and exterior) can be organised - free of charge. Furthermore, a 3D video shoot can be organized (from 100 euro + VAT 21%). We can also arrange specialist styling and home staging to ensure the property is showcased in the best way. 

3. Your property will be uploaded to our system and all marketing materials will be instantly available to our network of affiliated real estate agents (over 1500 real estate agencies). 

4.  Costasol Properties can recommend a reputable legal firm to provide full legal support through the sales process.

5. To organise viewings of your property with potential Buyers we require a set of keys to be kept in our office. We will inform you of all viewings in advance.   

6. Once you have accepted an offer on your property, the Buyer signs our Property Reservation Form and pays over a reservation deposit to take the property off the market, until the private purchase agreement is signed by the both the vendor + buyer or their legal representatives. Upon payment of 10% of the sale price agreed less the reservation deposit (already held on account by Costasol Properties). 

7. Our sales commission is 5% of the agreed sales price + IVA (Spanish VAT at 21%).
