The way we work

1. First of all the Property Rental Agreement has to be signed between the property Owner and Costasol Properties. We will require property information and photos, copies of your passport, DNI/NIE, Nota Simple and Title deed (Escritura Publica). In accordance with Spanish law to rent your property you will need special permission from Andalusian Government (Junta de Andalusia which can be requested for you by our lawyers (at a cost of 150 euro + VAT 21%).

2. If required, a professional photo shoot (interior and exterior) can be organised - free of charge. Furthermore, a 3D video shoot can be organized (from 100 euro + VAT 21%). We can also arrange specialist styling and home staging to ensure the property is showcased in the best way. 

3. Your property will be uploaded to our system and all marketing materials will be instantly available to our network of affiliated real estate agents (over 1,500 agencies). The property will also be uploaded to the most famous property search portals including TripAdvisor, Booking.com, Airbnb, etc.

4. We can organise a full service of check-ins, check-outs and cleaning for your rental property, along with control of all Tenant payments (include damage deposits).

5. The Tenant signs our RENTAL CONTRACT containing strict conditions to secure your property and your rental payments. During the check-in procedure the Tenant is required to pay a security (damage) deposit and to sign an Inventory list for your property.  

6. To organise rentals for your property we require 3 sets of the keys (1 for the client, 1 for the cleaning company, and 1 will be kept in our office for the emergencies, e.g. keys lost by the tenant, alarm activation). In accordance with Spanish law the Owner must provide a complaints book, fire extinguisher and first aid kit in their rental property.   

7. The rental amount will be payed to the Owner 2-3 working days after the client's check-out. Our agency commission is 1 month payment for the long term rentals (12 months) and 15% of the agreed rental price for the short term rentals.
